Today we are going to go over the population changes. The Indianapolis Star reported the population gainers today and it shows Hendricks County in second spot with a 29.3% population increase since 2000. I think this relates well with past posts. Housing demand should remain stable or increase in Danville and the rest of the county.
It is still my opinion that this is a good opportunity to acquire homes, land, and rentals at a good value. There should be a increase in rental demand with the tighter lending standards. People who could have bought the last couple years may not qualify to purchase a home in today’s market. People who could not afford those homes they bought over the last couple years may be re-entering the rental market.
It is being said that on average a homes value doubles over ten years. This is only one of the reasons that make long term holds attractive in the real estate market. Investors also have the ability to depreciate the asset down to reduce their current tax burden. We help a lot of our clients acquire investment properties.
